Subject : Call out notice for next MCM (Management Committee meeting ) previously called GB meeting .

Date - 17th of April 2025
Time - 2000 hrs to 2230 hrs
There is an urgency to change the STP operator and increase the scope of work that was not visible with the previous vendor /CG IFM contract or management. We have got quotes and the original equipment vendor quote is proposed best by CG IFM . There are other quotes available and the technical committee recommends going with OEM to ensure the gaps can also be addressed by CG IFM listed by technical committee in the walk throughs.
We have to call for a GB meeting with 7 days notice on agendas and we have listed other important activities as well.
Please go through the agenda and reach out to your block ECS and they will reply or direct you to attend a block meeting to bring in people who can explain things better /clearer.
There are two resolutions that will require voting
Agenda 6 the additional cost for STP operator/maintenance (earlier only operations were carried out and maintenance was not done by CG IFM in a structured manner leading to multiple instances on the STP.the cost will raise from INR 80 K /month to INR 115K +GST going forward.
Agenda 7 A parking management committee will be formed with elected chairperson and volunteers.
From the previous experience where we were able to bring results for a while it was a big strain on managing parking in this building with no visitor parking declared by the builder. There is a proposal to manage this by a committee and the proposal is to have one designated person to manage car parking (on attender or guard pay roll TBC by committee) this additional expense will likely solve parking violations and visitor parking management to a degree acceptable without straining owners.
Please discuss other points among owners and elected representatives and some working committee members are invited as well.
